Tanpa Ejen ("we", "us", "the platform") is a Malaysian property rental management tool that helps landlords generate tenancy agreements, track rent, and manage their properties without an agent.
We are not a law firm, licensed property agent, or financial adviser. Nothing on this platform constitutes legal, financial, or tax advice. For complex tenancy matters, consult a licensed Malaysian lawyer or tax agent.
You must be at least 18 years old and a Malaysian resident or property owner to use Tanpa Ejen. By signing up, you confirm this.
You are responsible for ensuring all information you provide — including tenant details, property addresses, and rental amounts — is accurate and truthful.
When you order a tenancy agreement or other document, you are purchasing a preparation and delivery service. The agreement we generate is based on information you provide.
The dashboard is currently free for the first 100 landlords. Early adopters are locked in at no cost for the lifetime of their account. After the first 100 signups, new accounts will be on a paid subscription tier as published on the pricing page.
We reserve the right to change pricing for new signups with 30 days' notice. Existing early adopters will not be affected.
We collect and store the minimum data needed to provide the service — your name, email, phone number, and property details. We do not sell your data. Full details are in our Privacy Policy.
Your tenant's personal data (name, IC number, phone) is collected solely to generate their tenancy agreement. It is stored securely and not shared with third parties except LHDN for stamp duty processing.
RentCredit — the feature that reports rent payments to CTOS — is currently in development and not yet live. When it launches, additional terms specific to credit reporting will apply. You will be notified before activation.

We may suspend or terminate accounts that violate these terms without notice.
Tanpa Ejen is provided "as is". We are not liable for losses arising from reliance on documents generated through the platform, tenant defaults, disputes between landlords and tenants, or any indirect or consequential damages.
Our total liability to you for any claim shall not exceed the amount you paid to us in the 3 months prior to the claim.
We may update these terms from time to time. Material changes will be communicated to registered users by email. Continued use of the platform after notification constitutes acceptance of the updated terms.
These terms are governed by the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Malaysia.
