The standard rental deposit structure in Malaysia is 2 months security deposit + 0.5 months utility deposit + 1 month advance rent, totalling 3.5 months upfront. For a RM2,000/month rental, this is RM7,000 before you get your keys.
The security deposit must be returned within 30 days of vacant possession unless the landlord has legitimate deductions for damage or unpaid rent. Deductions must be itemised with receipts.
