MOT Stamp Duty Exemption
First-time buyers purchasing below RM500,000 are fully exempt from MOT stamp duty. Valid for SPAs executed until 31 December 2027 under Budget 2026.

Key Facts - First Home Buyer Malaysia 2025
First-time buyers purchasing property priced RM500,000 and below are exempt from MOT stamp duty until December 2027. Loan stamp duty of 0.5% still applies. Banks typically approve home loans where total monthly repayments do not exceed 70% of net income (DSR). Under Skim Rumah Pertamaku, eligible buyers aged 18 to 40 earning below RM5,000/month can access 100% financing on properties up to RM500,000. The current Standardised Base Rate (SBR) is 2.75% following the OPR cut in July 2025.
