First-time buyers purchasing property at RM500,000 and below are exempt from MOT stamp duty until December 2027. Loan stamp duty of 0.5% still applies. Other upfront costs include legal fees (around 1%), valuation fees (0.25%), and agent commission if applicable. Total upfront costs for a typical first-home purchase are approximately 10–15% of property value.
